For two years you could arrive in Thailand first and think later. Sixty visa-free days is a generous amount of room to fall in love with a place and work out the paperwork afterwards. From 15 September 2026 that room halves: four Ministry of Interior regulations published in the Royal Gazette on 31 August cut the exemption to 30 days for 60 countries and territories. Thirty days is a holiday. It is not a foothold.
None of which makes Thailand a worse place to live. It simply moves the thinking forward — from a hammock in week seven to the fortnight before you board. And the moment you start that thinking, you meet the real problem. Everyone will happily explain a Thai visa to you. Almost nobody will tell you which one is yours.
That gap has a price. A 57-year-old with savings already seasoned in a Thai bank can keep a Non-O retirement extension running for roughly 6,600 THB a year. The same person, steered by a page that earns a fee, hands an agent 25,000 THB for identical paperwork, or buys a 3,000,000 THB insurance policy that their route never asked for. Neither feels like a mistake at the time. Both are permanent.

From 15 September the standard exemption is 30 days for the listed 60 nationalities; Seychelles and Mauritius move to 15 days and Azerbaijan, Belarus and Serbia move to visa on arrival. The visa half
Passport group, age, your plan in Thailand, family ties, monthly budget, liquid savings, income, field of work, realistic timeline, insurance, work rights — and one deceptively small question about what you would trade for what.
- The branches are the clever part. Say you work remotely and it asks your income band and whether you are an employee, an owner or a freelancer — the exact fork between the LTR Work-from-Thailand route and the DTV. Tick 50-plus and it switches to asking about passive income, because a salary at 55 does not qualify for LTR Wealthy Pensioner however large it is.
- It asks about study, gently. Thai language, a university course, Muay Thai, cooking, meditation — because those tick-boxes open the ED visa and the DTV soft-power track that most readers never knew existed.
- Then the tiebreaker. Simplicity, lowest cost, flexibility, long-term stability or tax efficiency? That one answer does more work than all the others combined, because it decides between two routes that both genuinely fit.
How the result is built
- Hard eligibility gates first. All 18 routes are screened against age, nationality, income, savings, marital and family status and work rights. A route you fail is removed, not softened into a hopeful maybe.
- Then weighted scoring. Survivors are ranked against your timeline, budget and stated priority and returned as a Good / Better / Best shortlist, plus "also considered" routes with the reason each ranked lower.

Burning season, hospitals, schools and scooters

Marta, 34, freelance designer
Clients in Berlin, about 600,000 THB sitting still for a year, wants six months at a time. Every retirement route gates out on age, the LTR gates out on income, and she lands on the DTV — five years, 180 days an entry, roughly 10,000 THB. The catch arrives in the same breath: foreign clients only, never Thai ones.
Ray, 61, retiring on a modest pension
He arrives convinced he needs the Non-OA and its 3,000,000 THB insurance. He does not. Forums are wonderful for lived detail and terrible for method — you get one person's 2019 experience at one office, delivered with total confidence. The long-stay rules Uncle Pong repeats most
- Budget the cost to keep, not the cost to get. Ask what year two looks like before you fall in love with year one.
- Stop planning around the exemption. Thirty days from 15 September is a holiday, not a foothold. If you intend to stay, arrive already holding the right visa.
- Over-send monthly transfers. Twelve at 65,000 THB and one at 64,200 restarts the clock. Send 70,000 and sleep well.
- Season your savings early. Both the DTV and the Non-O care how long the money has sat there, not just that it is there today.
- Never leave on a one-year extension without a re-entry permit. The extension dies at the departure gate.
- Visit in the worst month, not the best. Chiang Mai in March and Phuket in September tell you more than a January week ever will.
- Complete the free TDAC within the three days before arrival — required, and free. Official portal.
- Rent for three months before you sign for twelve. Cities are cheaper to change than visas.
